Operators looking for a food and drinks business with a view might be interested in The Boat House in South Queensferry, which has come onto the market.
The venue’s “enviable” riverside location offers uninterrupted views of the Forth Bridge, which gained UNESCO World Heritage Site status in 2015.

The business benefits from an excellent location by the River Forth.

Set over two levels, The Boat House is said to have capacity to cater for over 100 covers across three areas.
The venue’s ground-floor bar area offers room for up to 25 covers while the restaurant area, accessible from the bar, can accommodate 45 covers in the main dining room and a further 36 in an adjoining area.
The Boat House capacity can be increased further when the sun comes out thanks to a 40-cover patio area.
Selling agent Bruce & Co said The Boat House, which has been operating under its current owners since 2003, is an “extremely vibrant business”, which is on the market as a retirement sale.
Nick Roberts, head of licensed and leisure at Bruce & Co, said the sale of The Boat House offers a “great opportunity to purchase a well-established business”.
“The business benefits from an excellent location outside the city of Edinburgh and is one of the ‘go to seafood venues’ in the Lothians,” said Roberts.
Bruce & Co is inviting offers in the region of £849,950 for The Boathouse on a freehold basis.
