Established accommodation business in Perth for sale

An established guest house business said to occupy an “excellent trading location” in Perth is up for sale.
Located a short walk from the city centre, Ballabeg Guest House has been operated by the current owners since 2009 and currently trades ten months a year, closing in December and January.

The semi-detached property, which is said to date from around 1870, has six letting bedrooms and an open-plan lounge and breakfast area; there’s also owner’s accommodation and a garden with summerhouse to the rear of the property.
Property firm Seymour & Clink, which is marketing Ballabeg Guest House with a price tag of offers over £256,000 for the freehold, said the business is run to a “high standard”.
“Ballabeg Guest House has an excellent trading location just off the busy A85 from Perth to Forfar, yet only a short walk from the city centre,” said the property firm in a statement.
“This presents a fantastic opportunity to purchase a well-established business with scope to build turnover easily with the introduction of evening meals, opening all year, and letting the two single rooms [which are currently used for storage and laundry].”
Seymour & Clink is also marketing the Avongrange Hotel in the centre of Grangemouth.

The property has a large public bar, 14 en suite letting rooms, two function rooms and two-bedroom owner’s accommodation.
The business is currently not trading but Seymour & Clink said it offers potential for a new owner.
“The location of the hotel, near the oil refinery, offers an excellent opportunity for a budget hotel; and there is a real opportunity to increase the number of letting rooms by developing some of the ground floor areas or, with consent, adding to the second floor,” said the property firm.
“The public bar and commercial areas could then be utilised to support these additional letting rooms.”
