Buy a pub with the Ale Water flowing by its beer garden

The Ancrum Cross Keys
The Ancrum Cross Keys

Closed since January of this year, The Ancrum Cross Keys is described as an ‘attractive and characterful’ local community pub now in search of a new owner.

In the heart of the Scottish Borders, the village of Ancrum is less than five miles from the town of Jedburgh and only an hour’s drive from Edinburgh. Located near the meeting point of the Ale Water and River Teviot, the village is said to be shaped by a ‘vibrant and close-knit community spirit’.

The Ancrum Cross Keys, a Category C Listed Building, features a main bar and a bar lounge and restaurant, plus the potential for four letting bedrooms or owners’ accommodation on its first floor.

Outside, there is a patio area with picnic tables to the front, with views overlooking Ancrum village green, as well as a large beer garden, which leads to access to the Ale Water itself.

It was the current owner’s decision to cease trading at the start of the year, having operated primarily as a local community pub with an F&B offering.

Selling agents Graham + Sibbald reckon that there is ample opportunity to re-establish the business with a full Food & Beverage service, plus add-on accommodation.

Alistair Letham at G + S said: “The availability of the Ancrum Cross Keys offers a wonderful opportunity for a buyer to acquire a traditional village pub with great further development potential.”

Offers over £235,000 are invited for the freehold interest.
