Opportunities arise in the east

South Queensferry and Leith properties on the market

The Boat House in South Queensferry

A RESTAURANT with “one of the most iconic views in Scotland” has come onto the market for the first time in almost two decades.

Situated between the Forth Road Bridge and the Forth Bridge, The Boat House in South Queensferry (pictured above) is said to offer “a real picture postcard view of a world famous landmark”.

The 80-cover restaurant, which also has a 30-cover outdoor terrace, is being sold by chef proprietor Paul Steward who has run the business for nearly 20 years and is seeking to retire.

Barry McNeil, director at Cornerstone Business Agents, which is marketing The Boat House with a guide price of £825,000 for the freehold, said the current owners have built an “impressive restaurant popular with locals, visitors and tourists”.

“This is a superb, well-performing restaurant with arguably some of the most iconic views in Scotland,” he said.

“Situated between the Forth Road Bridge and the Forth Bridge the view is a real picture postcard view of a world famous Scottish landmark.”

Further east, Cornerstone is marketing the The Bowlers Rest in Leith.

Described as an “Edinburgh institution”, the pub has been under the same ownership for the past 30 years and, prior to that, was owned by Hibs legend Lawrie Reilly for 32 years.

McNeil at Cornerstone said The Bowlers Rest, which comprises a traditional public bar, pool room and lounge bar and is being marketed with a guide price of £250,000 for the freehold, represents a “superb opportunity to acquire a well-renowned public house in a rapidly-changing area”.

“With trams arriving finally in spring 2023 and the speed of new building in the area it has never been a more exciting time for pub buyers to buy in Leith,” he said.
