Chance to grab a slice of Fife life

Businesses in one of Scotland’s ‘honeypot locations’ for sale

The West End Bar in Pitenweem and The Inn at Kingsbarns near St Andrews are on the market with Cornerstone Business Agents.

OPERATORS keen to trade in the East Neuk of Fife might be interested in two businesses on the books of Cornerstone Business Agents.

The property firm is marketing The Inn at Kingsbarns and the West End Bar in the village of Pittenweem, both of which are within what the agent described as the “true honeypot location” of the East Neuk, which attracts a high level of visitors drawn by its stunning coastline and beaches, picturesque fishing villages and plethora of top class golf courses.

Located in Pittenweem, around ten miles south of St. Andrews, the West End Bar occupies what’s described as a prominent trading location in the village, just a two-minute walk from the harbour.

Featuring “real charm”, the property comprises a public bar with fire, which can accommodate 26 people, a “fantastically-presented and richly-decorated” 24-cover restaurant, a lounge bar with feature fireplace, and a beer garden. There’s also a four-bedroom owner’s flat.

Barry McNeil, director of Cornerstone which is marketing the business with a guide price of £460,000, said: “The West End Bar is a superb example of a well-run characterful pub, operating as a traditional pub but with an excellent restaurant and bistro offering. The business comes complete with a traditional public bar, oozing real country charm.”

Further along the coast, The Inn at Kingsbarns comprises a bar which can accommodate around 25 people; a guest lounge/breakfast room, which was previously used as a 20-cover restaurant; and an outdoor terrace/beer garden area to the front. The property also has six en suite letting bedrooms, which are said to have been recently refurbished to “a superbly high standard”.

Cornerstone, which is marketing The Inn at Kingsbarns with a price tag of £753,000, said: “Our clients currently run the property to concentrate on room sales, however it is strongly felt that this business could be run equally well, if not better, as a county inn specialising in food,” said the agent.

“It is strongly felt that this business would suit a couple or a partnership team/family as well as a chef proprietor who may wish to establish their credentials in one of the true ‘honeypot’ locations in Scotland.”
