Historic Kinnettles portfolio of hospitality venues hits the market

It’s not often that a Scottish castle comes up for sale, and it is even less common that it be bundled in a portfolio with both a mansion and a hotel – and it is quite possibly unique that two of this upmarket threesome be located in the touristic hot spot of St Andrews.

But that is indeed the package on offer through Christie & Co, which is now marketing the Kinnettles Portfolio – Kinnettles Castle, Kinnettles Mansion, and Kinnettles Hotel, Bar and Restaurant – for a cool £15 million.

Kinnettles Castle itself is set within a 58-acre estate near Forfar, and currently operates as a destination wedding and event venue.

With 11 bedrooms and suites, a selection of public rooms, a bar and lounge, and a grand entrance, the castle comes with a converted coach house adding a further eight bedrooms, private parking, a hot tub, and an outdoor BBQ area.

A permanent marquee, connected to the castle and with capacity for 140 seated guests, is included, though its timber flooring is said to require renovation. The castle also features an in‑and‑out driveway and a two‑bedroom gate lodge.

The grounds comprise 44 acres of lawns and gardens, as well as 14 acres of woodland, with scenic locations ideal for photography, enhancing Kinnettles Castle’s appeal as a wedding and events venue.

Kinnettles Mansion

In St Andrews, Kinnettles Mansion, located just a short drive from the town centre with direct access from the A91, is a sandstone baronial‑style Victorian property built around 1870 for the Haig family.

With eight bedrooms, extensive public rooms, a bespoke cinema room, a wine cellar, and a large, well-equipped domestic kitchen, the property currently operates as an exclusive-use venue, set within a walled garden and accompanied by a gate lodge.

In the heart of St Andrews, the Kinnettles Hotel, Bar & Restaurant occupies a prominent corner position adjacent to the Greyfriars Inn and close to The Scores, Rusacks Hotel, Seaton House and The Hamilton Grand.

The hotel comprises a reception area, bar, and restaurant, with nine bedrooms on the upper floors, and a small spa and wellness centre at the basement level.

Directly opposite the hotel is a recently refurbished annexe with six additional bedrooms and a small garden area.

The Kinnettles portfolio has been owned by a private investor since 2016, who now wishes to sell as the current tenancy comes to an end.

The sale is being jointly managed by Brian Sheldon, Gary Witham, and Tony Spence at Christie & Co.

They commented: “This is an extremely rare opportunity to buy into prime St Andrews real estate and develop a hospitality portfolio in the globally renowned golfing mecca and top tier university town of St Andrews, as well as the castle estate in Forfar.

“Although the preference would be for a whole portfolio transaction, consideration will be given to proposals for individual properties. We encourage interested parties to get in touch.”
