Room, a well-established restaurant and bar in the popular seaside town of Largs, has been put up for sale through Smith and Clough.
Sitting on a popular public square set back from the seafront, the venue is described as being just a ‘stone’s throw’ from both Largs beach and the town’s Caledonian MacBrayne ferry terminal.
Room’s prominent trading position on Gallowgate Street in the town’s main retail area has the added bonus of a 60-seater terrace to the front, making the place a magnet for tourists and locals alike.
Largs is an extremely popular tourist town, attracting major footfall throughout the year, but particularly in the spring and summer.
The town also markets itself on its historic links with the Vikings, holding an annual Viking festival which draws high numbers of visitors, plus a three-day music festival that is now in its 16th year. Room reportedly took £30k in sales over the most recent festival weekend.
The building itself comprises the part ground floor of two adjoining traditional stone-built properties, only recently refurbished in January 2025, and now designed and fitted to a high standard to create a ‘stylish and homely’ welcoming environment.
Its bar area, at the front of the venue, can comfortably seat approximately 50 customers in an ‘eclectic mix’ of fixed booths, sofas, loose tables and chairs, bar seating and even reclaimed school woodwork benches and stools.
The restaurant area is positioned to the rear of the premises and accomodates a further 60 covers by way of booths, banquet seating and loose tables and chairs.
There is a full commercial kitchen, toilet facilities including disabled/baby changing, beer cellar, office and other storage space.
The business reportedly enjoys a strong reputation for its quality food and service, as well as being renowned as being the best venue for cocktails and premium evening entertainment, regularly putting on bands, singers and DJs.
The business has been overseen by the seller since its establishment in 2008, but there is an experienced management team and staff in place which would allow for a smooth transition.
To the year ending April 2025, Room’s reported turnover was £706,787 net of VAT, with an adjusted net profit of £139,732.
Room’s freehold is on the market for offers over £675,000.
