THE retirement of its current owners has brought the Longniddry Inn onto the market.
The well-established village inn, which is a Star Bars lease but is described as free of tie, has been operated by its current owners for the past 16 years.
It comprises two restaurant areas – each with capacity for 70 covers – and a function room, with capacity for a further 70 people.
There’s also a 60-cover beer garden and a carpark.
At the moment, the venue’s turnover is said to be in excess of £1.1 million a year, with an 80/20 split in favour of food sales over wet. It is described by selling agent Cornerstone Business Agents as ‘well performing’ and in ‘first class walk in condition’.
“The Longniddry Inn is a highly regarded village inn that has been in our clients very capable hands for the last 16 years, during which the time the business has performed at a hugely impressive level and our clients have repeatedly reinvested back into the business and the property,” said Cornerstone.
“The business is offered in a true walk in condition, ready for new owners to trade immediately. The business is very well patronised by locals, day trippers and visitors alike – trading with a large amount of repeat custom.”
The village itself is located 15 miles from Edinburgh and is said to be constantly expanding through new housing developments.
Cornerstone is seeking £295,000 for the leasehold, with an annual rent of £105,000.
