With an already ‘stellar’ reputation and frequent return guests, The Heathmount Hotel in Inverness’ west end comes to the market as a great business opportunity in a burgeoning tourist area.
The Scottish Highlands are attracting ever greater numbers of visitors every year, with room occupancy across the region averaging a healthy 70% for 2023. A beloved institution in Inverness, The Heathmount has become a lynchpin of the city’s ever-extending season, which now stretches from March to October, during which time its own room occupancy sits at over 90%.
The sale, prompted by the current owner’s retirement, is being handled by Graham + Sibbald, which described the business as a ‘true gem’ that was being presented in turn-key condition.
The Heathmount benefits from two large bars, a restaurant, a private dining area and eight ensuite bedrooms, each unique with bespoke high-end design. The hotel’s warm inviting atmosphere is said to ‘seamlessly blend traditional features with modern fixtures’, providing the best of Highland Hospitality.
The property also benefits from an extensive outside terrace with integrated heaters, firepits and an outdoor TV.
Peter Seymour, a director with Graham + Sibbald, said that it was evident the current owner had ‘poured love into the property’ and left behind an outstanding business thanks to her impressive eye for interior design.
“This outstanding hotel has proven itself to be a key player in the Inverness market attracting large crowds all year round,” said Seymour. “It is regarded as one of the city’s key leisure institutions and its reputation is well known.
“The seller has decided now is the time to retire from the trade and presents a very well presented and highly profitable business for the next owner to enjoy.”
That current owner is Fiona Newton, who commented: “This is a bittersweet announcement. I have owned and operated The Heathmount Hotel for over thirty-years and can honestly say it is so much more than a pub, hotel and restaurant.
“Our loyal staff and customer base make The Heathmount a true community hub and I will miss being at the centre of it. However, I believe it is time for a new generation to takeover and build on my success so I can spend more time with my grandchildren.”
Graham + Sibbald are inviting offers in the region of £1,400,000 for the freehold interest.
