Argyll House in Oban is on the market, offering an opportunity to acquire a good-going hotel in the west coast tourist hub that is Scotland’s historic ‘Gateway to the Isles’.

The 15-bedroom property is coming to the market via Graham + Sibbald, which described Argyll House as a ‘well-established business with significant growth potential’.

Formerly known as the King’s Knoll Hotel, the property is located on the main A85 access road into Oban from the central belt, sitting on an elevated site with views overlooking Oban Bay and the Isle of Kerrera.

With multiple ferries using its harbour to connect with the Hebrides, and spectacular coastal routes leaving both north and south, Oban is the bustling lynchpin of many a Scottish holiday itinerary, and is itself surrounded by miles of dramatic shores and beautiful countryside.

Argyll House is being sold by the MacKechnie family, and is currently tenanted, operating on a purely bed & breakfast basis. The current tenancy will be terminated on completion of a sale.

It offers 15 letting bedrooms, a good quality lounge bar, and a bar lounge conservatory and conservatory restaurant, plus two double rooms used for staff accommodation, and ample off-street parking available to the front and rear of the hotel.

Alistair Letham, a Hotel and Leisure Consultant with Graham + Sibbald, said: “Argyll House is an excellently presented hotel, prominently located as you enter Oban, with beautiful views of Oban Bay and the Isle of Kerrera.

“Currently trading, successfully, on a B&B basis only, gives new owners a truly fantastic opportunity to take over a well-established business with significant growth potential by, say, offering a F&B service.”

The firm is inviting offers around ÂŁ800,000 for the Argyll House, Oban.
