A 13-bedroom guest house in the popular tourist destination of Pitlochry has come onto the books of property firm Graham & Sibbald.
Occupying an elevated position, Beinn Bhracaigh is said to offer attractive views in a peaceful location, while still being close to the town centre.
In addition to its letting rooms, the property comprises two breakfast rooms, a residents’ lounge, an honesty bar area and three-bedroom owner’s accommodation with a private garden.
At present, the business is run as a seasonal guest house, closing for around half of the year, to suit the lifestyle and personal circumstances of the current owners.
Graham & Sibbald said a new owner would have scope to improve profitability by increasing the length of time the business traded throughout the year.
The guest house currently qualifies for 100% business rates relief under the Small Business Bonus Scheme.
Offers over ÂŁ825,000 are sought for the freehold of Beinn Bhracaigh.
