• Achray House Hotel and lodges currently trade seasonally between February and November.

OPERATORS seeking an accommodation business in the heart of Perthshire might be interested in a property on the banks of Loch Earn.

Colliers International is marketing Achray House Hotel in the village of St Fillans, close to the A85 route.

It is a profitable family-run hotel, but there is undoubtedly scope to grow turnover.

Described as a popular base for visitors to Loch Lomond and The Trossachs National Park, Achray House Hotel currently offers both hotel and self-catering accommodation.
There are three self-catering lodges, two of which are currently used as letting accommodation with the third used by the current owners.
The hotel building comprises eight en suite letting rooms as well as a reception lounge, which is currently used as a breakfast coffee area, a residents’ lounge, lounge bar, conservatory restaurant and outdoor decked terrace.
Alistair Letham of Colliers International said the business is “without doubt the quintessential lifestyle hotel property”.
“Trading on a seasonal basis, between February and November, it is a well-established and profitable family run hotel, but there is undoubtedly scope for new owners to grow the turnover,” said Letham.
“This could be achieved by, for example, extending the season to include Christmas and New Year and opening for lunchtime trade and non-resident diners.
“The hotel is also of appeal to the small wedding market.”
Offers around £675,000 are invited for Achray House Hotel.
