New property agent marketing three established businesses

The Green Shutters restaurant and cafe in Largs has been trading for more than 100 years.

A NEW property agent looks to have hit the ground running with three leasehold opportunities in the west of Scotland on its books.

Smith & Clough, launched last month by Graeme Smith and Jonathan Clough, is marketing the Green Shutters restaurant and cafe in Largs, Caprice Bar and Restaurant in Ayr and Offshore cafe in Glasgow.
Located on Largs seafront, the recently-revamped Green Shutters, which has been trading for more than 100 years, can accommodate 50 covers inside and a further 68 people on the outdoor terrace.
Jonathan Clough, director of Smith & Clough, who is marketing the property at offers over £95,000 for the leasehold, said he expects a “significant” level of interest in the business.
“The Green Shutters offers not only a superb lifestyle opportunity given its setting, however also a fantastic business opportunity given the business’s high turnover and profitability,” he said.
Elsewhere in Ayrshire, Caprice Bar & Restaurant on Ayr’s Newmarket Street is being marketed with a price tag of offers in excess of £25,000 for the leasehold.
Caprice comprises a 90-cover ground floor space and a basement bar, which can accommodate a further 50 people; the business also has permission for outside seating for up to 48 people on the pedestrianised street.
Clough said the sale of Caprice represents a “tremendous opportunity” for both new and existing operators. “There is clearly a huge opportunity for a more hands-on owner operator to restore Caprice to its former glory or to change the concept entirely,” he said.

The agent is also handling the sale of the Offshore cafe in Glasgow’s west end. Located on Gibson Street overlooking the River Kelvin, Offshore currently trades as a coffee shop.
“I am expecting a lot of interest from both existing operators and first time buyers, who will see it as a rare opportunity to get their hands on a landmark Glasgow business,” said Clough.
Offers over £80,000 are being sought for the leasehold.
